When it comes to Fairbanks real estate, the age old adage has always been location, location, location. On equal footing however, is price, price, price. The greatest location in the world won't attract buyers if the price is not within market value. Simply put, the single most important factor in determining whether or not your home will sell is price.
How do you establish fair market value for your Fairbanks home?
Fair market value is established by comparing your homes location, age, size, amenities and condition to other similar homes that have recently sold. In determining value, the most weight is given to homes that have actually sold, but it's important to review those under contract as well as the homes currently for sale and those that have been withdrawn from the market and/or expired. Once you've establishd fair market value, the next step will be to decide where to position your home, price wise, in the market. How many homes are selling? How fast are those homes selling? What concessions are sellers giving, if any, to attract a ready, willing and able buyer?
Finally it's critical to honestly evaluate your motivation for selling. Do you have to sell or are you making a lifestyle related move? If I could only offer one piece of advice, it would be to not choose a Fairbanks real estate agent to sell your home based on the price he or she gives you. Choose an agent based on what they will do for you to sell your home. After all, Fairbanks real estate agents do not set or control the price of real estate; the open market does.
